Zoning Clearance

Description

A zoning clearance certifies that the intended use or construction on a property complies with the municipality’s land use plan and zoning regulations. It is a prerequisite for obtaining a building permit or for any change in land use classification.

Requirements

• Certificate of land title or ownership documents (e.g., Tax Declaration, Deed of Sale)
• Site development plan or proposed layout
• Sketch of property location (showing the lot in relation to nearby streets/landmarks)

Procedure

1. Visit the Municipal Planning and Development Office (MPDC) or Zoning Office.
2. Submit the required documents along with the zoning clearance application form.
3. Pay the applicable fee at the Municipal Treasurer’s Office.
4. Receive the zoning clearance after verification of land use compliance.
